There are certain thumb rules to be followed while buying a property be it an independent bungalow or the most desirable duplex apartment next door.
Keep these in mind before you take the plunge:
1- MOTHER/PARENT DEED
As the name suggests it is an essential document stating the change in ownership if any of a particular property ever since it's construction. The change in ownership as recorded in the deed should be continuous. In case of any gaps the buyer should consult the registering office for clarity on the same.
2- SALE DEED
This document will attest the sale of the property from buyer to seller. The buyer should seal the sale deed only after thoroughly going through the terms as agreed upon by both the parties.
All the outstanding bills etc should be cleared by the seller as on the date of the deed.
3-COMMENCEMENT CERTIFICATE
This is only for properties that are under construction. Before booking a property in such a case it is wise to ensure that the builder has a certificate by the local authorities to begin construction work at a given site. The absence of which may also result in levying of penalties or in some cases even an eviction notice.
4- CONVERSION CERTIFICATE
This is for properties that come under agriculture sect. In such cases the owner is required to submit the documents required to convert his property from agriculture to non agriculture land.
5- BUILDING APPROVAL PLAN
The development authorities of a state after scrutinizing the permissible dimensions etc of a building grants permission to go ahead with the project. It is very important that a builder gets his building plan approved for a smooth construction as well as selling experience.
6- KHATA CERTIFICATE AND EXTRACT
It is mandatory to obtain a khata certificate to register or transfer a property. Khata extract as the name suggests is to collect the details of a property from the assessment registrant. There are two kinds of khatas. One is A khata and the other is B khata. A has properties legally constructed and having met all the formalities etc. B on the other hand are properties that violate the construction rules in some way. It is better to investigate this about your desired property and go for A khata property.
7- BETTERMENT CHARGES RECEIPT
Also referred to as improvement fees it is a one time fees to be paid to the development authorities before the issuing of a khata. While buying a property don't forget to ask for this receipt.
8- POWER OF ATTORNEY
The owner of the house can either give a special power of  attorney or general power of attorney to the buyer. This attorney is a written proof of transfer of authority of a particular property.
9- ENCUMBERENCE CERTIFICATE
This certificate helps to identify any mortgage  or other transaction made on the property. The copy of sale deed is to be given to obtain an EC.
10- COMPLETION CERTIFICATE
This certificate is only applicable to a property that is already constructed. It signifies that the property in question is in compliance with all the rules and regulations of building construction. Receiving a home loan gets easier with the possession of this certificate.
11- OCCUPANCY CERTIFICATE
As the name suggests this certificate is applied for by the builder once the construction is complete. The authorities thereafter check the state of the property to be moved in and passes it if it meets the stated norms.
12- LATEST TAX PAID RECEIPT
The buyer should make sure that the seller has cleared up to date tax, electricity, water and other bills. If the seller fails to show the original copy the municipal corporation of the area should be contacted to ascertain the same.

Tips for Living in a Small Space with Kids

Living is a small apartment is never an easy thing to do even for a couple, and if a child or two is added to this equation, you are surely to end up with a great headache. Therefore, Girish Avhad hereby gives you a few tips on how to live in a small place with kids to enable you to make most of what you have:

Don’t Store What’s Not Needed
Art pieces by your kids, or old souvenirs you bought while touring with your spouse may mean a world to you, but don’t let them take up the extra space. Start throwing out the things you don’t need.

Downsize the Items You Have

Usually every household has a lot of extra home appliances that they don’t really use or whose function is well executed by other appliances too. Declutter your house by preparing a list of items you have and removing the items which are not in use or not required.

Don’t Have Multiples

It is great to have multiples of everything you own, shoes, towels, cups and even random showpieces until they start cluttering your home. Get rid of the habit of buying everything in multiples and try to use those items which can be useful for everyone in the family.

Store Everything in Baskets

How much you try to reduce your household items, there is always a bunch of stuff that cannot cut down, especially when you have a kid. So what you can do is store everything in baskets to keep your house clean and economically use the space.

Think Vertical

Install high display shelves and store items such as toy, stuffed animals, clothes etc. in them. This kind of vertical arrangement allows the optimum use of less space and gives a nice look to your house too.

Use Multi-Purpose or Foldable Furniture

Furniture is required no matter the size of your house and number of people living in it. Therefore try to find alternative furniture items that are either multipurpose or foldable such as futons.

Make Use of Community Places

Trying to manage everything in a small house all day long is tiresome. Expand your home to include community spaces to catch a much needed break and get access to interesting opportunities and space. Go out and use community places like parks, libraries for entertainment and recreational activities.

Save your Bucks with these Construction Tips

Nobody wants to pay more than necessary and cutting on expenses seems always a great idea when you are building a house because construction is quite an expensive affair and it burns a big hole in the pocket. Only the experts know how to save money on construction. So Girish Avhad is giving you some tips that may help keep your building budget within reason without compromising on the home you want.
·      Consider a so-called problem lot — a hillside, narrow or in-fill property. Generally, these types of lots are not as desirable as others, so they don’t sell as quickly and often go for a much lower price. With the right plan and a capable contractor, however, a potentially difficult lot might be perfect for your new home.
·      Buy low-maintenance building materials — vinyl siding and metal roofing, for example. Even if they are somewhat more expensive at installation, they will pay for themselves in the long run as you won’t have to repair, replace or repaint.
·      Collect salvaged materials from demolition sites. Old barn wood, used bricks and distinctive wood doors add inexpensive character to a home without exorbitant cost. Many times you can have the materials at no cost, as long as you’re willing to haul them away. Just be sure to check first with the owner of the building being demolished.
·      Splurge only on those things you truly cannot live without. However, don’t skimp on structural components or doors and windows — for the safety and security of your home, you’ll want to purchase the best you can afford in these areas.
·         Monitor construction allowances as the home is being built to ensure you’re getting what you asked for and are paying for. This includes decorative details as well as structural elements. If you and your builder agreed, for instance, that a particular brand of insulation would be installed, don’t accept a lesser brand — at least not without a cost adjustment.
·       If you really want ceramic tile or hardwood flooring but feel you can’t afford it right now, consider vinyl flooring. Vinyl makes a good underlayment and the tile or wood can be installed right on top of it at a later date.

No Room for these Mistakes while Hunting for Home

Purchasing a house is no child’s play and when it comes to buying your first home, it surely is a task. Being inexperienced, it is far from abnormal to commit mistakes. Because there’s an emotional string attached, we tend to think emotionally rather than taking rational decision. Yes, we know that making mistakes help us learn better but it is not like every day we go and buy house. So it is wise to avoid as many mistakes as we can.
Today we are going to tell you about these house-hunting mistakes only as told by Girish Navnath Avhad who is a well-known real estate agent.
·    Do not ever fall in love with the house you cannot afford. Yes, it may sound rude but it’s for your betterment only because once you have fallen in love with that house, it’s hard to go back. You begin dreaming about all the luxuries and comforts of that house. But it’s certainly of no use when you know it is out of your reach. You would only end up hurting yourself.
·     When it’s been a while looking for your suitable house and you still could not find one, it becomes very natural to become desperate. The feeling of getting into your new house grasp you and it is so over whelming, especially when you see you are getting outbid on the houses you want. Do not take decision in haste and settle down for anything you may later on regret.
·     Because of the reasons stated above, you might be tempted to ignore major problems with the house that will be difficult, impossible or expensive to alter in future. Consider your options carefully before making any commitment. Wait until something better comes along. New houses come in the market every day for sale.
·      In a hot market, it may be necessary to pull the trigger very quickly if you find a home you like. However, you have to balance the need to make a quick decision with the need to make sure the home will be right for you. Do not just rush to put in an offer. However, do not take too long in your endeavour of balancing either as losing out on property you were almost ready to purchase can be heart-breaking.
Shed your notion of dream home and make a rational choice by avoiding these mistakes.
